1410 NW Kearney St Unit 1111

When it was built by GBD Architects  in 2004, The Edge was an early statement of intent for a neighborhood in the midst of its most ambitious transformation. At the time the Pearl District was rapidly reinventing itself as Central Portland's cultural and residential nerve center, and The Edge arrived as one of its most architecturally significant additions. The 11-story, 123-unit building introduced a taut skin of glass, metal, and precast concrete panels to the neighborhood's evolving skyline, with stainless steel wire mesh details lending an industrial texture that nodded to the district's working past without being sentimental about it. REI anchored the ground-floor retail, a fitting occupant for a building that embodies a certain Pacific Northwest ethos of active, intentional living.Sadly after 20 years at The Edge REI moved to the suburbs in 2024.

Unit 1111 occupies one of the building's most coveted positions. At 2,353 square feet, it's among the largest residences in the building, configured as a two-bedroom penthouse with a den, a bonus room, and the kind of open-concept living area that rewards the elevation. Floor-to-ceiling windows wrap the primary spaces, pulling in city views that shift with the light: the West Hills catching late afternoon gold, the urban grid of the Pearl stretching out below. The effect is immersive without feeling exposed, a balance achieved through thoughtful proportions and a layout that gives each room its own sense of enclosure while keeping sight lines open.

I love how the previous owners upgraded the interiors in a way that goes way beyond the standard builder finishes for the building. Engineered oak floors run throughout the open living area, complemented by polished cement which makes the space modern but warm and inviting. The kitchen is designed for someone who actually enjoys cooking with Parr engineered cabinetry, quartzite countertops, an island with seating, and integrated appliances including a built-in range, refrigerator, indoor grill, and stainless steel fixtures. I can't stop looking at the photos of the dark cabinets and I'd love to see how the lighting looks at night. It almost has an art gallery quality.

The primary suite is huge with amazing views and it features a spa-caliber bath with heated floors, quartzite surfaces, a walk-in shower, and a Kohler heated-seat bidet. You just don't find those kind of details often and they're a real investment in modern daily comfort. A custom Elva Container Store closet system and an adjoining den round out the suite, offering the flexibility of a home office, reading room, or dressing area. The second bedroom has a built-in desk and its own well-appointed bath, again with heated floors and quartzite counters. A bonus room with a Murphy bed provides a guest suite or flex space, and a separate laundry room adds practical storage.  I love condos that have multiple rooms that can be configured however you want, and if your needs change down the road you have the flexibility to change them.

This loft sold in February 2026 for $1,280,000 after 363 days on the market. The fact that such a carefully-curated and beautiful condo like this sat on the market for almost a year is indicative of Portland's current depressed condo market. Time will tell if the new buyer made a smart financial decision, but either way they will be enjoying peaceful modern living high above the city in a space that is a work of art in itself.
